Dear Sir
Mr Chs Ratcliffe was appointed last Autumn by Mr Turner & myself our attorney to Collect the rents due upon the Yorkshire farm, Wigwam and another smaller tract. Whether he has done so or not it is impossible for either of us to say, as he most pertinaciously declines answering any letter which either of us has written him on the Subject. I must apply to you professionally, & request you immediately to make an enquiry into the matter, & to adopt & pursue <mutilated> proper means to collect those rents from the tenants, if they are in defau[l]t, or from Ratcliffe, if he has recieved the mony. After retaining your fees & Commission you will please deposit the amount in your bank to the credit of Mr Turner or myself & advise us accordingly.
We are waiting most impatiently for the result of the survey of Yorkshire farm since your rect of Chiltons patent. I recd a very encouraging letter upon the subject from your Uncle; but as the Survey had not then been made, his opinion was merely conjectural. I am Dear Sir very sincerly yrs
